Let me give you an illustration - Remember that magical sunset you experienced by the lake around a fire with friends.  It took your breath away! A perfect evening! Now every sunset since has not had all of the components of that evening.  It was too hot to enjoy, it was too overcast, not quite as brilliant.  No sunset has ever compared so you haven't really completely enjoyed a sunset since that one!

We all know that's ridiculous and yet we are prone to do that in some areas of life.  If we feel like we missed out on an ideal opportunity we refuse to engage until another opportunity comes along that is equally as good.  For example.... You prospective buyers that entered the market when interest rates were below 3%. That becomes your benchmark for all good faith estimates since.  So yes, it's hard that you missed out on that rate, but the reason you did is that there were so many offers and inflated prices on homes that it was hard to compete.  The market has stabilized so why not take advantage of this opportunity?  If and when interest rates do come down, you can always refinance.  Historically, when rates come down, home prices go up.  Why not buy at these prices, and then when rates drop  you bought your house at the best price, and you have beaten  the increased home prices that come with lower interest rates. 

If you are a seller and you feel you missed out on getting way over appraised value on your home, Cheer UP!  You are still benefiting from the years of inflated prices.  Values are still holding.  They are increasing just not at the crazy inflated prices of the past few years. Focus on the opportunity that you do have!  We all get something but none of us gets everything!
