We have had many changes in "real estate practice" and of course the market has changed too. Thirty five years in this business and the one thing that has always been consistent is that there is constant change. 2025 is projected to be a year of "settling" with interest rates. We have had months of ups and downs. While that may continue in the first months of 2025, it is projected that rates will land in the low 6%'s. As consumers begin to trust that the rates have stabilized we will see more buyers moving forward and more sellers willing to move up or scale down, depending on stages of life.
Another key factor that will be back and has already presented itself, is home inspections. We are already seeing buyers win offers even with home inspection contingencies.
